❗ Insurance claims can cost you more than you think ❗
Did you know that past insurance claims—even denied ones—can impact your ability to buy or sell a home? I recently had clients struggle to purchase a perfectly great house because:
🏡 The seller had a denied claim on their sewer line
🚗 The buyer had a claim for a car break-in
And 2025? It’s shaping up to be a year where insurers get even pickier about who and what they’ll cover. You can waive financing contingencies all you want, but you still need homeowners insurance to get financing.
⚠️ If you’re thinking about buying or selling in the next few years, talk to an insurance broker before filing a claim. There are alternative options, but they’re expensive—and insurance is already pricey enough.
Is it fair? No. But it’s the reality we’re dealing with.
Need a referral to a solid insurance broker? DM me! I’m not an insurance expert, but I stay on top of industry changes so you don’t get caught off guard.

Ready to buy a home but feeling overwhelmed by financing options?
Here are four factors to consider when choosing a mortgage:
📈 Credit Score:
This three-digit number can significantly impact your interest rate and the types of loans you qualify for.
📊 Income & Expenses:
Lenders want to ensure your income will comfortably cover your mortgage payments and other debt obligations.
💰 Down Payment:
The amount you put down will affect your loan options, monthly payments, and need for mortgage insurance.
📆 Lifestyle & Risk Tolerance:
Your term length and interest rate type (fixed or variable) should align with your financial goals and comfort level.

According to Bankrate, U.S. home insurance premiums are up an average of 23% in 2024. 😧
But, you can still save on rates if you’re strategic. Here are a few of my top tips:
🛍️ Shop Around: We recommend that you review at least three estimates while taking into account any differences in the policy terms.
💸 Increase Your Deductible: According to Nerdwallet, raising your deductible from $1,000 to $2,500, for example, could save you an average of 11% each year.
🔨 Make Strategic Home Improvements: Some projects—like updating your electrical system—can reduce your rates by making your home safer or less prone to damage.
